SAN FRANCISCO PACIFIC SAN FRANCISCO We began working with this client in early 2011 on a two-phase renovation of their property—a multi-unit residence located on an amazing site at the top of Pacific Heights. Phase One addressed two priorities: mending systems and detailing from previous work performed at the time of purchase, and creating a new, south-facing, garden apartment from a former storage space. An additional benefit of this clean-up phase was that it allowed us in-depth time to get to know the building and the client. After that initial mending was underway, we dove into the more substantive transformation of the property, to make it into the place the clients had envisioned at first sight. While they were tempted to continue on a path of phased work, the team stressed that the design and construction process would be stronger and more efficient if we tackled it holistically, in order to achieve the desired quality throughout the five-story structure. And so it was. A complete gut and redesign of the top two floors—the owners’ unit—enabled us to create a home worthy of its address: an elegant entry, large, formal entertaining spaces, a gourmet kitchen, family room, library and roof decks. Throughout the process, the words semi-formal , elegant and comfortable guided our decisions. The building facades received a complete face lift of integral color Italian plaster, restored terracotta keystones and new lighting. The formal front garden and cobblestone driveway complete the picture. A few months prior to completion, a strange twist of fate required our clients to relocate to London for three years. In the interim, the house was rented to Louis Vuitton during the America’s Cup, who described it as the perfect spot for hosting their clients as well as providing an elegant living situation for the two full time hosts. SAN ANSELMO SAN ANSELMO HOUSE SAN ANSELMO Our clients (a landscape designer and a video producer) came to us because they love Flora Grubb Gardens. Although it is not a house, they were inspired by the way the architecture and gardens flow together and create a variety of creative and comfortable places within a well ordered and structurally expressed building. The challenge they gave us: transform a tiny, vintage 1940’s ranch house in San Anselmo into a long-term family home that takes advantage of the south facing 2-acre lot with amazing views of Mount Tamalpais. With a young family on a street full of kids, we popped up the entry to create the new double-height volume that welcomes neighbors and helps anchor the house on the steep downslope lot. Inside, we combined small spaces to create an expansive great room with exposed douglas fir beams, hand-hewn wood floors, and a multi-slide pocket door. The airy space opens onto to a cedar deck and enjoys generous southern light and views of oak-studded Marin hills. From the main level skylit hall, a new stair leads to the new lower level (formerly a crawl space) with direct access to the garden. The gardens, patios, and deck flow together as one outdoor living space via paths and stairways. Simple, local materials on the interior include new and reclaimed douglas fir and aged white oak, complemented by board-form concrete retaining walls and darkened steel. Special wood details throughout lend warmth and unique personality throughout, conceived through an enjoyable, collaborative process with the clients, consultants, and contractor. As the house is located within a Wildland Urban Interface area, only non-combustible materials were used on the exterior, and the trees on the site were carefully protected from construction activity. Sustainable systems were integrated inside and out, including radiant heating, a passive cool sink, permeable pavers, bio-swales, bioretention areas, and a green roof. - THE MILL PARKLET
SAN FRANCISCO THE MILL PARKLET SAN FRANCISCO Solidity, simplicity and safety were the drivers of our design for this outdoor public space at The Mill , our third contribution to San Francisco’s Pavement to Parks Initiative . The parklet creates a protected place of pause along the dense, busy corridor of automobile traffic and a solid anchor in contrast to the bright and clean interior of The Mill . Its walls are constructed of vertical heavy timber and tied together with continuous steel banding along the top edge; its floor is edged and divided by the same heavy timber members and infilled with sand-set brick pavers. Three large, heavy planters bookend the parklet’s two internal spaces: an open area of bench seating and tables with more refined materials, and an area with vertical bike parking based on the racks at our Four Barrel parklet on Valencia Street. SAN FRANCISCO TARTINE INNER SUNSET SAN FRANCISCO Tartine Inner Sunset was instantly inspired by The Park, we have occupied the gardens ourselves for many years in many ways. This restaurant serves as the perfect post-park picnic – a hospitable extension of the constructed natural resource that anchors the neighborhood. The entry sequence is purely romantic – like entering Golden Gate Park, it’s the way “in” that sets the tone for your journey. Patrons enter through an existing roll-up door (relic) into an open-air walled garden with an aperture through the ceiling (surprise). Indoor vs. outdoor is a construct we don’t need – so we use every visual and tactile clue to blur the boundary: high ceilings and various skylights add loftiness to the greenhouse and are grounded by exterior tongue-and-groove siding and polished concrete floors. Studio BBA was engaged to design Tartine’s fourth Bay Area restaurant while we were constructing The Manufactory LA , allowing for the emergent process of design to shape this new space (a former roofing warehouse with a rich history ). We are continuing to iterate these ideas within their next location in Berkeley, in construction now. There is nothing to “roll out” and no mandates on continuity, only the desire to approach our circumstances with strategy and authenticity. New custom elements relate via a play on white, with accenting materials pulled from The Sunset District. White factory-sash storefronts, sliding doors and the one-off pastry case evoke a greenhouse’s utility, and subtly nod to the custom details we developed for the Manufactory LA. Black & white terrazzo is ubiquitous in the neighborhood, used on stoops and window sills all over, and now used in the restaurant as counters and custom furniture. The back of house is as important; the intricately dialed-in details are flooded with natural light. Vibrant poppy-colored tile is installed to reference terracotta planters filled with California’s flora. A café, beer/wine bar and experimental lab in one, Chai Bar San Francisco is the company’s first brick-and-mortar. Studio BBA’s design for this high profile, Market Street flagship translates the brand into visually rich spatial elements that evoke the sensory, rejuvenating nature of making, serving and enjoying teas. David Rio teas originate from environments around the globe, inspiring our bold use of color, lighting and materials. Custom built-ins and interactive niches for product discovery offer variations in shape and scale throughout the cafe’s interior. At the center of the space, patrons gather round to watch the tea-crafting process. A welcoming, upholstered banquette runs the entire length of one wall, drawing you to the back of the space and the Chai Lab, where staff and patrons collaborate with the products—creating new mixes on the spot, getting feedback on trial concoctions, and creating personalized tea blends. Drawing on deep expertise in the skilled facilitation of decisions and processes, and an intuitive, analytic nature, she guides the studio’s atelier of designers in creating beautiful, enriching, successful spaces and buildings for their clients. Bonnie brings a keen awareness of place and purpose to her work, with an approach to the design process grounded in human experience, logic and thoughtful actions. This humanistic methodology took form during her graduate and doctoral research, which explored the relationship between being and building—through contemporary architectural theory and the study of phenomenology as interpreted and developed by Husserl and Heidegger, Kenneth Frampton, and Juhanni Palassma. Site-specificity and material simplicity are essential aesthetic principles in Bonnie’s work, informed by growing up in California and ten years in the Sonoran Desert. She was profoundly inspired by these landscapes—imprinting within her a fundamental experience of light and space. Actively involved in the civic realm and the greater architectural community, Bonnie is fueled by a deep, longstanding dedication to advancing the profession—through mentoring, teaching, advisory and Board roles. Isabel is currently the co-owner of Mana’O LLC providing Business Consulting Services. She gets great satisfaction from the personal relationships she has with her clients over the last 20 years. Isabel loves to garden and has a quite successful personal sized orchard with a variety of fruits from Apples to Pomegranates.
